Why the envelope gets ignored

A roof is the most expensive thing on the building and the least looked at

It’s out of sight, it’s awkward to reach, and getting a person onto it safely costs real money. So the inspection slips a year, then another, and the first genuine report on the roof’s condition arrives in the form of a stain on a tenant’s ceiling. By then the insulation is wet across a much larger area than the leak suggests.

Flying it removes the reason to defer. One visit covers the whole surface and every elevation, thermal shows what’s wet underneath, and nobody is suspended over an occupied building. You can afford to look annually instead of reactively, which is the entire difference between maintenance and replacement.

Florida is unusually hard on envelopes. UV and heat age membranes and sealants fast, salt air works on flashing and fasteners along both coasts, and one storm season can undo a decade of careful maintenance. It’s also the state where condominium and cooperative buildings are now working through milestone inspection deadlines on a statutory clock.

Roof and envelope questions

What owners, property managers, and engineers ask us before we fly a building.

What can a drone find on a roof that a walk can’t?

Two things, mostly. The first is scale: a camera covers an entire low-slope roof in one pass, including the sections nobody wants to walk near, so you get the whole surface rather than the parts that were convenient. The second is trapped moisture. Radiometric thermal shows saturated insulation under an intact membrane, which is invisible from above and usually the difference between a patch and a tear-off.

Do you cut cores to confirm moisture?

No, and that’s the point of flying it. Core cuts confirm a suspicion by making a hole in a roof you’re trying to keep watertight. Thermal maps the extent of the wet area non-invasively, so if your roofer does want to core, they core in the right two places instead of guessing across the whole deck.

Can you measure a roof, not just photograph it?

Yes. We produce a facet-by-facet takeoff with pitch, area per facet, total squares, and the linear footage of ridge, hip, valley, rake, and eave. Contractors use it to bid without sending someone up a ladder, and owners use it to sanity-check a bid they have already been handed.

Can you perform our milestone inspection or SIRS?

No. Under Florida law the milestone inspection and the structural integrity reserve study must be performed and sealed by a licensed engineer or architect, and those requirements apply to condominium and cooperative buildings three stories and up. What we do is supply the vertical visual and thermal record that professional works from, which saves them the rigging and gets them far more complete coverage of the elevations. Several engineering firms bring us in for exactly that.

How high can you inspect a facade?

Height is rarely the limit; airspace and wind are. We have captured elevations well past twenty stories, and the practical constraints are the authorizations for the airspace over the building and whether conditions are stable enough for consistent overlap. We check both before scheduling rather than after.

What roof systems do you work on?

Low-slope commercial systems mostly: TPO, EPDM, modified bitumen, and built-up. We also fly metal, tile, and shingle on multi-family and mixed-use assets. The system matters less for capture than for interpretation, so tell us what’s up there and roughly when it was installed.

Will this documentation help with an insurance claim or a warranty?

It’s designed to. Dated, geolocated imagery of condition is exactly what carriers and manufacturers ask for, whether that’s proving storm damage after the fact or proving the roof was maintained under a warranty. We can’t promise how a given adjuster will rule, but having the record beats reconstructing it from memory.
