Why the takeoff matters

Getting the number wrong is expensive in both directions

Under-measure and the material order comes up short halfway through a tear-off, with a crew standing around waiting. Over-measure and you’ve either eaten the difference or priced yourself out of the job. Either way the error traces back to somebody estimating a roof from the ground, or from a photo, or from memory.

A measured takeoff removes the guess. Every facet is broken out with its own area and pitch, the edges are totaled by type so you know how much ridge cap and drip edge to order rather than approximating, and the whole thing comes with a labeled diagram so the numbers can be checked against the roof.

Because it comes from a flight rather than an archive, it reflects the roof as it stands today. On new construction, after a storm, or on a building that has been modified, that’s the difference between a usable number and a stale one.

Sites under controlled airspace need an authorization, which we handle but which affects scheduling.

Accuracy requirement

Standard takeoffs are ordered against directly. Ground control is added when a project needs a stated tolerance.

What contractors, owners and estimators ask before ordering a takeoff.

How is this different from a report from EagleView or GAF QuickMeasure?

The main practical difference is that we fly your roof on a scheduled day, so the measurements come off imagery of the building as it stands right now rather than from a library. That matters most after a storm, on new construction, or anywhere the roof has changed recently. The other difference is that the same flight can capture condition and thermal at the same time, so you can get the takeoff and an assessment of what’s actually wrong with the roof from one visit instead of two products from two vendors. Those services are well established and work perfectly well for a lot of jobs. We’re the better fit when currency, condition, or a complex commercial roof is the issue.

What exactly is in the report?

A facet-by-facet breakdown: the area of each face, its pitch, and the total across the roof in both square feet and squares. Alongside that you get linear footage broken out by edge type, so ridge, hip, valley, rake, eave, transitions, flashing and step flashing are each totaled separately rather than lumped together. There’s a labeled diagram so every facet in the table can be found on the roof.

How accurate is it?

Accurate enough to order material against, which is the standard that matters. We build the measurements from a photogrammetric model rather than from a single photo, and on commercial work we can tie the capture to ground control when a project needs a stated tolerance. If your job has a specific accuracy requirement, tell us at scoping and we’ll confirm whether we can meet it before you commit.

What does a roof measurement report cost?

It depends on the roof, and honestly it should. The drivers are footprint, how complex the roof geometry is, how many structures are on the site, whether you also want condition or thermal from the same flight, and whether the location sits under controlled airspace that needs an authorization. A simple single-structure roof is quick. A multi-building commercial site with a complicated roofline isn’t. How fast is turnaround?

Typically a few business days from the flight, and the flight itself is usually scheduled within a few days of the request. Weather is the variable in Florida, particularly in summer when the afternoon builds up. If you’re working to a bid deadline, tell us the date up front and we’ll tell you honestly whether it’s realistic.

Do you measure commercial roofs, or just residential?

Both, and commercial is where this earns its keep. Low-slope commercial roofs are exactly the ones nobody wants to walk and where a mistake in the takeoff gets expensive fast. We handle multi-structure sites, campuses and portfolios, and we can deliver each building separately or as a combined package.

Can I get condition and measurements from one flight?

Yes, and most commercial clients do. The same capture supports the takeoff, a visual condition record and a radiometric thermal pass for trapped moisture. It costs less than commissioning them separately and everything is from the same day, so the measurements and the condition findings actually correspond to each other.
