Building Condition Data Without Rigging the Building
Facade and roof capture for owners, asset managers, and condominium boards. High-resolution vertical imagery, thermal moisture scans, and portfolio condition records, gathered without swing stages, scaffolding, or closing the parking deck.
The cost of looking is why nobody looks
Getting eyes on a facade or a low-slope roof traditionally means a lift, a swing stage, a rope team, or all three. That’s a real number, it needs scheduling, and it inconveniences tenants. So condition assessment slides until something leaks, spalls, or a statutory deadline forces it, and by then the cheap fix is gone.
Flying the envelope changes the price of a look. A camera covers every elevation and the whole roof in one visit, thermal finds the wet insulation the eye can’t, and nobody is suspended over an occupied building. Inspection becomes something you can afford to do on a schedule instead of after a failure.
Florida adds urgency on two fronts. The climate is hard on roofing, coatings, and balconies, and since 2022 condominium and cooperative buildings have been working through milestone inspection and reserve study obligations on a statutory clock.

What we capture on a building or a portfolio
Scope depends on whether you’re budgeting, chasing a leak, or supporting an engineer’s report. Each card links through to the service that performs it.
Facade and balcony capture
Systematic vertical imagery of masonry, stucco, balcony slabs, railings, sealant, and expansion joints, indexed by elevation and floor.
Roof condition and thermal
Visual capture of membrane, flashing, penetrations, and drainage, plus a thermal pass that finds trapped moisture before it reaches the deck.
Milestone and SIRS support data
The visual and thermal record your licensed engineer or architect works from when preparing a milestone inspection or reserve study.
Measurable models and elevations
Point clouds and facade orthomosaics when somebody needs real dimensions rather than a photograph.
Portfolio condition programs
One standard applied across every property you hold, so budgeting and prioritization work off comparable data instead of anecdote.
Acquisition and due diligence
Condition capture and site context before you close, so the roof and envelope are priced into the deal rather than discovered after it.
What it changes for an owner or a board
- No rigging, no closures. Tenants keep working and the parking deck stays open while the building gets documented.
- Your engineer gets better inputs. A complete, dated visual and thermal record beats a partial one gathered from a lift.
- Problems surface while they’re cheap. Trapped moisture and early spalling are budget items; the same defects found late are capital events.
- Reserve planning gets defensible. Condition evidence supports the numbers you’re putting in front of a board or a lender.
- Claims get easier. Dated, geolocated imagery of pre-loss condition is worth a great deal when a carrier asks.
- Portfolios compare. Same capture standard across every asset, so you can rank what needs money first.
What lands in your hands
Formats your engineer, your carrier, and your board can all work from.
Facade orthomosaics
Flat, measurable elevation images rather than perspective snapshots.
Thermal roof scans
Radiometric data retaining temperature values, so moisture findings can be quantified.
Located defect log
Every finding pinned to a coordinate, elevation, and floor level.
High-resolution imagery
Full-resolution stills organized by elevation and roof zone.
Point clouds
LAS or E57 where dimensional analysis or modeling is required.
Condition summary
A plain-language report a board can read alongside the technical files.

The services behind this work
Building and portfolio inspection questions
What owners, asset managers, and condominium boards ask us before we fly.
Can you perform our milestone inspection or SIRS?
No, and be careful with anyone who says they can. Under Florida law the milestone inspection and the structural integrity reserve study must be performed and sealed by a licensed engineer or architect. What we do is supply the visual and thermal capture that professional works from, which saves them the rigging and gets them a far more complete picture of the elevations than a lift-based walk would. Several engineering firms bring us in for exactly that.
Which buildings do those requirements actually apply to?
Condominium and cooperative buildings of three stories or more. They don’t apply to a single-story strip center or a standalone office building, which is why we scope those as ordinary condition assessments instead. If you’re unsure where your property sits, your association attorney or engineer is the right person to confirm it, not us.
Do tenants or residents need to be notified or moved?
Usually just notified, as a courtesy. There’s no scaffolding, no swing stage, and no lift in the parking area, so daily operations continue. We coordinate timing with your manager and keep the flight windows short. Balconies are the one place we ask that residents be told in advance, for privacy as much as anything.
How does thermal find moisture that a visual inspection misses?
Wet insulation holds heat differently from dry insulation. Flown at the right time of day, usually as the roof gives up heat after sunset, saturated areas show as a clear thermal signature well before there’s a stain on anyone’s ceiling. It maps the extent of the problem, which is what determines whether you’re patching or replacing.
We hold properties across several markets. Can you cover them?
Yes, and that’s where this gets efficient. We route properties together into one mobilization and apply the same capture standard to each, so cost per property drops and the resulting records are directly comparable when you’re deciding where the capital goes.
Will insurers accept this documentation?
Carriers increasingly ask for documented condition at renewal, and dated, geolocated imagery is exactly the kind of evidence they want. We deliver it in a form a carrier or a public adjuster can work from directly. We can’t promise how any individual underwriter will treat it, but having the record is categorically better than not having it.
